Logan Square, once a well kept secret between Rittenhouse Square and the Ben Franklin Parkway, exploded with luxury townhome developments in 2013 into what some are calling the Upper East Side of Philadelphia.   With individual homes selling around $2,000,000 you might think that first time buyers would be priced out of Logan Square but as luck would have it there are many condominiums buildings that offer a great deal of value to the buyer.  Here’s a list of the best condo buildings in Logan Square:

Inside Scoop: Luxury building that offers high end but still affordable 1bed and 2bed units, most of which come with a deeded, covered parking spot.  The Murano has some of the best amenities in Philadelphia which include a full gym, indoor pool, 24 hour doorman, and garage.  Being located on Market Street is great for public transportation and being directly next door to the only Trader Joe’s in town makes shopping ultra convenient for Murano residents.  Amazing views are icing on the cake.

 

2.       The Phoenix

Inside Scoop: luxury building with nice amenities and finishes but not as nice as the Murano or some of the true luxury buildings.  What’s unique about the Phoenix is it’s location directly above suburban station, which makes travel a breeze, and the commercial nature of the building, which offers residents several great options like Starbucks, nail salon, bar/restaurant, bank and others.  The common space amenities are nice, especially the library, but the units can be small and lack light and views.  Also the building offers valet parking but price is high and self parking is not an option.

 

3.       2200 Arch

Description: This concrete condo building located at 2200 Arch Street in Logan Square is 12 stories high and has 160 units. 2200 Arch Street units feature 12 foot ceilings, oak hardwood flooring, granite countertops and much much more.  Conveniently located, 2200 Arch Street Loft condos feature chic, industrial style units. The expansive glass windows provide fabulous views of Philadelphia and the wood beams create that lofty, urban feel.  This Center City loft building give you great bang for your buck and is a great choice for urban loft living in Center City.

Inside Scoop: Great newer construction building with unique, loft style units that come with parking and cool views of 30th Street Station and the trains.  2200 Arch offers a doorman, and small hotel sylte gym but no real other amenities and thus it doesn’t fall into the luxury, full service class.  It does however represent an excellent value as condos are often larger than their counterparts at The Phoenix and Murano.  Some buyers will be turned off by the industrial, warehouse feel of the condos and if that’s the case than 2200 Arch is not for you.

 

4.       2201 Cherry Street

Inside Scoop: 2201 Cherry Street is one of the truly great “value” buildings in Center City.  This 11 story high rise features 4 units per floor, each unit being a corner unit.  Each floor has 3 two bedroom and 1 one bedroom floor plan.  Inside the units are bright, and airy, with lots of windows and adequate square footage.  What makes this building truly wonderful is the smart layouts offering wonderful views of the skyline, 30th street and Art Museum and of course the fact that most units come with deeded parking.   Doorman, elevator and short walk to 30th Street Station included.

 

5.       Rivers Edge Condominium

Inside Scoop:  Another “value” building in Logan Square.  You won’t get all the bells and whistles that the Murano offers but you do get large condos with balconies, views, garage parking, storage, and doorman in a great location that’s walkable to Trader Joe’s, Whole Foods and easy access to the River Walk.

 

6.       The Arches

Inside Scoop: The Arches is a gated complex with a lush landscaped interior courtyard and condos with garages, balconies and spectacular views of the Center City skyline.  These condos are light filled, have open floor plans, ample storage and many of the homes have been  updated. Like everything in Logan Square they are ultra convenient to 30th Street Station, Rittenhouse Square, UPenn, Drexel, grocercies and the river walk.  Some units have 3bedrooms which makes this complex a favorite for young families.

 

7.     Shannon Village

Inside Scoop: Similar to The Arches, Shannon Village is private complex with bi-level and tri-level condos that feature working fireplaces, Juliet balconies, breathtaking skyline views, master suites, lots of closet space, storage sheds and deeded parking.  Great value for the cost.
