Forbes real estate adviser Tara Struyk wrote an interesting article titled “Five Reasons Why You Still Need A Real Estate Agent” which can be found here. In the article she concluded that doing the work yourself can save money, but it could end up being more costly than a realtor’s commission in the long run. She reasoned a Realtor was worth the commission because of the following:

1. Full time Philadelphia real estate agents have greater access to properties and parties than the general public.

2. Real estate agents are experienced negotiators used to dealing with both reasonable and unreasonable individuals.

3. Real estate contracts and transactions are complex. This is especially important in states, like Pennsylvania, that do not require attorney participation in real estate transactions.

4. Real estate agents represent you and have ethical guidelines that require honesty and fair dealing.

5. Not using an agent does not mean you will save money.Given that it is essentially free to use a buyer’s agent it would be difficult to envision a transaction where an experienced agent would not be an asset to the buyer.
