Is Logan Square Quietly Turning Into Philadelphia’s Upper East Side?

Even casual followers of real estate in and around Philadelphia must have noticed the deluge of large, luxurious homes being built currently and in recent years in Logan Square. The Trend seems to have started with the King’s Court Townhomes (pictured below) few years back and as I write this there are 3 under construction projects worth mentioning.

Mode7

Masada Builders is finishing phase II of Mode7 which consists of 3 twenty eight feet wide homes facing west and fronting on Croskey Street.  Current price tag is $2,000,000 per home.  Phase I, fronting on 22nd street, sold quickly and well and now that the homes on Croskey are nearing completion I expect these will sell soon too.

206-12 N. 22nd Street

What was previously a Patriot Parking lot on 22nd Street at 206-12 N. 22nd Street is gone and foundations are being laid for a Michael Carosella project that will include 5 townhomes facing north with a shared driveway off of 22nd street that will lead to each individual home.  I’m hearing prices in the $1,600,000 – $1,800,000 range.  I was hopeful the homes would face 22nd Street but I’m interested to see how they turn out.

200 N. 21st Street

Finally, the lot adjacent to what was previously the Please Touch Musuem at 200 N. 21st Street has been cleared to make way for high end townhomes similar to and built by the same developer, Matzi Builder and Developers, that produced the ultra luxurious town homes at Delancey Park View located at 25th and Delancey/Panama in Fitler Square.  I’m hearing prices on these could reach and possibly exceed $2,000,000 per home and that construction will begin in Spring 2014.

Given its proximity and walkability to city favorites like Rittenhouse Square, Fitler Square, Philadelphia Museum of Art, Schuylkill River Trail, Kelly Drive, Whole Foods, Trader Joes and super convenient access to 676, 76 and 95, it does seem that Logan Square is perfectly positioned to become the Upper Easat Side of Philadelphia in the years to come.
