Philadelphia Real Estate Blog: 2400 South Faces Opposition.

The dilapidated, old parking garage at 2400 South Street seems slated to become the next new development Toll Brothers has planned for the Philadelphia Real Estate community in Graduate Hospital.  The entire project has come into question now that the South Street West Business Association (SSWBA) and the South of South Street Neighborhood Association (SOSNA) submitted opposition letters to the Philadelphia Zoning Board of Adjustments (ZBA).  SOSNA and SSWBA don’t oppose development of the Graduate Hospital neighborhod site, they simply oppose the current manifestation of the Toll Brothers project because there is no commercial space at ground level.  The current Toll Brothers proposal includes 59 condo units in one building, 66 stacked town homes in four buildings, and 143 parking spaces.  Toll Brothers cannot proceed without a variance from the ZBA because their project would be residential only and the project is located in a commercial district.  The neighborhood associations would prefer commercial use for the first floor and residential units above so the area can maintain it’s status as a commercial corridor and a high level of foot traffic.
