Neighborhood: Rittenhouse Square
The lowdown: This tony residential building is mega-luxurious: 32 floors for 32 residences. There is state-of-the-art noise-dampening between floors, so each home feels as private as the ‘burbs. Each unit is 4,200 square feet, and each is customized to the owner’s specification: one enormous bedroom or four smaller ones? A spacious gourmet kitchen or tons of entertaining space? There are very few compromises necessary when you have so much room to work with. The majority of residents here have a net worth of at least $10 million.
Outstanding perk: Each unit comes with one spot in a fully-automated garage. You simply wave your key fob over the reader and, within seconds, your car is lifted to you, ready to head down to the street and go!
Neighborhood: Society Hill
The lowdown: From its gracious Art Deco facade and brass doors, The Ayer makes a splash from the first time you look at it. The building is a restored 20th-century grande dame, but the 49 condos and 4 penthouses are all new. Expect huge windows that drench the units in light, and tons of accents in wood and stone proving that simplicity is the heart of elegance. “My goal was to respect the bones and details of the original building while creating clean, modern residences that reflect how we live today,” explains Philadelphia architect Wesley Wei.
Outstanding perk: Select units have private balconies that overlook the outstanding view of Washington Square and all the historical landmarks within walking distance.
Neighborhood: Avenue of the Arts
The lowdown: Symphony House is one of the old vanguard of Center City luxury condos, part of the big picture that turned downtown Philadelphia into the place to be for affluent city dwellers. Once a parking lot, this large and beautiful building hosts the Broadway-quality Suzanne Roberts Theatre, home to the Philadelphia Theatre Company. The building is gilded and luxurious in 1920s splendor. Each unit features floor-to-ceiling windows and excellent riverside vistas.
