200 N. 21st Street – 8 More Luxury Townhomes For Logan Square

In May 2013 what was previously a School District of Philadelphia building next to the old Please Touch Museum on the corner of 21st and Race was demolished.   The site, quiet and vacant for months, is now a hot bed of activity.  Construction is full speed ahead for eight ultra luxury townhome with prices rumored to be in the $2,000,000 range.  The building permit posted at the site says names MBM Realty Associates (Matzi Builder and Developers) as the owner and Sunrise Builders as the contractor.

People familiar with the project told us that the building plans call for the eight homes to face Race Street with 2 car parking per home accessible from the rear of each property, similar to King’s Court across the street (pictured below).  As far as layout and amenities go, each home will feature a first floor den, second floor LR, DR and Kitchen, third floor guest bedrooms with en suite baths and a fourth floor master suite.  Of course an elevator and roofdeck with killer views come standard.  Matzi Builder and Developers, based on the Main Line have expressed that they will create homes similar to their previous Fitler Square projects Delancey Park View (25th and Delancey), and the Naudain Court townhomes (2400 block of Naudain Street).
