Best Condo Buildings in the Loft District

The Loft District offers some of the most unique condos in all of Center City. For the lover of NY Style lofts these are the condos for you. Originally warehouses and such, many of these buildings were purchased by developers for adaptive reuse projects. At one point so many of these buildings were being converted loft style housing that the neighborhood earned the nickname the “Loft District” and it has stuck ever since. Here are the condo buildings worth paying attention to in the Loft District!

 
1. Beaux Arts Lofts

Address: 1238 Callowhill Street, Philadelphia, PA 19123
Inside Scoop: The small, bland lobby would seem to suggest that the individual condos will be small and dingy but surprisingly they are anything but. Condos at Beaux Arts are generally large, spacious, bright and offer many unique layouts. Finish quality is above average and a few of the combined units (owner combined two adjacent units) are simply remarkable. High ceilings, concrete columns, huge windows, multi level rooms, exposed ducts – this building really has it all and to top it off the manicured, green-area, shared roof deck is magnificent.

2. 428 North 13th Street

Address: 428 North 13th Street, Philadelphia, PA 19123
Inside Scoop: Prototype adaptive re-use conversion from an old film storage building into modern day loft condos. This building has everything you’d expect to see: large wooden support columns, exposed ductwork, exposed and enormous joists, and some things you might not expect to see like studio apartment sized storage vaults with locks (like a bank vault) in individual units.

3. 429 North 13th Street

Inside Scoop: Another converted warehouse or something with NY style lofts and middle of the road finishes. Units are large but building doesn’t offer much in terms of amenities with the exception of Café Lift which is an amazing little breakfast/brunch spot that has without question the best breakfast burrito in town.

4. 511 Condominium Residences

Address: 511 North Broad Street, Philadelphia, PA 19123
Inside Scoop: Rarely available and somewhat pedestrian, the condos at the 511 Condominium offer high ceilings, doorman and convenience given its location directly on ever developing North Broad Street. Great value given square footage and location for the young professional moving into Center City.

5. Old Shoe Factory Lofts

Address: 314 North 12th Street, Philadelphia, PA 19123
Inside Scoop: Nice building with a huge lobby and more modern finishes and features than some of the Shoe Factory’s Loft District counterparts. Lots of bang for your buck, NY loft feel, low condo fees and proximity to the recently renovated Goldtex building (which has or will have nice commercial space).

6. Arch Street Exchange

Address: 1230 Arch Street Philadelphia, PA 19123
Inside Scoop: Lots of space with really cool lofts. Not as nice as say 2200 Arch but definitely a NY loft feel. Very industrial and definitely consistent with the feel of all of the other Loft District buildings. Nice finishes (among the nicest of the Loft District condos), large condos with very high 12-15” ceilings, large 8’+ windows and some units have private roof decks.
