Rittenhouse Square – The Philadelphia City Planning Commission met today to discuss a plan presented by Leonard Poncia of Aquinas Realty Partners (Dockside Condos on Delaware Avenue) that would put 110 new apartments, a school in the basement (Freire Charter School), and ground level retail at a property currently located at 2017-23 Chestnut Street in Rittenhouse Square. The property, formerly the YMCA Annex building, has been vacant since 1991 and is in poor condition. Aquinas Realty Partners purchased the property recently for $800,000 from the RDA who owned it since 1993. The total price tag for renovating the building and adding stories (12 total) is rumored to be in the $33,000,000 range.
Additionally the Commission heard a plan for a 228 seat restaurant located at what used to be the Navy Yard Gate House at 4499 S. Broad Street in South Philly. The restaurant plan was presented by P&A Associates and the Alan E. Casnoff-Peter L. Shaw partnership (of St. James and Murano fame).
