Washington Square West — or WashWest, as it’s colloquially known — is a hip, happening neighborhood. It is east of Rittenhouse Square, north of Bella Vista, and west of Old City and Society Hill. Geographically, this plunks Washington Square West right in the midst of the very walkable, highly-attractive Center City. WSW is a blend of residential areas and commercial/service space. Business is brisk and while it can be a little busy for young families, WashWest hits just the right notes of liveliness and feeling “in the mix” that both young professionals and older hipsters crave. Millennials dig the heck out of Washington Square West’s diversity, transportation access, and truly spectacular restaurant scene.

Washington Square West came to life in the middle of the last century as part of a plan for reorganizing Center City. It went through a seedy phase, but rapid cleanup efforts in the 1990s changed the area’s face entirely, creating a remarkable transformation story for WashWest.

More than just one cohesive neighborhood, Washington Square West is comprised of a few distinct areas, each with its own feel. There’s Midtown Village, home to eclectic mom-and-pop shops and a handful of extremely hot restaurants. There’s Jewelers’ Row, which is home to over three hundred gem and jewelry dealers, and Antique Row, which is the same except with everything-old-is-new-again charm and antiques ranging from rich brocante to funky tchotchkes. And then, of course, there’s the Gayborhood. Readily identified by its rainbow-striped street signs and crosswalks, Philadelphia’s LGBT hub is also one of the hottest real estate zones in WSW.

Real estate-wise, homes in Washington Square West are mostly comprised of low-rise condo and apartment buildings as well as attractive single-family townhomes. The median home price hovers just below a half-million, but that’s on the rise.

Schools in WashWest are rated highly, and given the average real estate prices compared to the quality of schools, this neighborhood is rapidly growing in popularity with families. Julia R. Masterman Secondary School (which serves grades 5 to 12), Central High School, and Carver High School are all A-rated and within the neighborhood’s catchment.
